High-Performance Homes in Temecula, North County and Coastal San Diego
What is a High-Performance Home? A high-performance home is designed or upgraded for better comfort, health, safety, resilience and energy performance. Most of that value never shows up in photos or public records, so sellers, buyers, agents and appraisers often miss it. Alisa Morrison, a REALTOR with 17 years of experience, GREEN, GPRO, SFR and C2EX designations, and Pearl-Recognized Professional status, helps make that value visible in Temecula, North San Diego County and coastal communities.
Making Value Visible: Why High-Performance Features Get Overlooked
Solar, batteries, insulation, HVAC, air quality, water efficiency and smart-home systems can be major investments. But a kitchen remodel shows itself in a photo. A well-sealed, efficient, healthy home does not. Four people in almost every sale have the same blind spot:
Often don't know everything they have, or what it's worth.
Can't tell what they're really buying, or how the home will perform.
Usually weren't trained to identify, value or market these features.
Often haven't been shown how to value them.
When nobody can see the value, nobody pays for it. That's the gap I close.
If You're Selling: Know What You Have Before You List
Most owners can name their solar panels. Fewer can list the full picture: insulation levels, HVAC efficiency, windows, water heating, air sealing, battery storage, EV charging, a smart electrical panel, indoor air quality systems and the paperwork behind each one.
Public records are often years out of date, and a standard listing sheet has no place for most of this. The result is a home priced and marketed like a typical one.
How I help sellers make that value visible
- Identify - walk the home and inventory every performance feature, including the ones that are easy to miss.
- Document - gather invoices, permits, warranties, production data and, where it makes sense, a Pearl report so the features are verified, not just claimed.
- Price - build the performance story into the pricing strategy with comparable data and clear reasoning.
- Market - lead the listing with what makes the home different, in language buyers understand: comfort, health, operating costs and resilience.
- Prepare for the appraisal - flag the home as a specialty property early so lenders and appraisers have what they need.
What the Research Shows
In July 2022, Pearl Certification published an appraiser-led study of home sale prices in four markets: Charlottesville VA, Boston MA, Grand Rapids MI and Phoenix AZ. Looking at Pearl-Certified homes that were marketed as certified, appraisers found an average sales premium of about 4.7 percent. That was roughly 5 percent in three markets and about 3 percent in Phoenix.
Three things matter when you read that number:
- The premium appeared when the certification was visible in the marketing. Homes that weren't marketed as certified were left out because buyers had no way to know.
- Individual results ranged from 0 to 16 percent, and none of the markets were in California. Results vary by property, market and timing.
- Homes with solar were excluded from the analysis, so it doesn't measure solar's separate contribution.
The study was funded by Pearl Certification; the authors, independent appraisers, state they kept full editorial control. It is evidence that visibility matters, not a promise about any one home.
Claim Your Home and See Its PearlScore
Public records can be out of date, which gives lenders, insurers and buyers an incomplete picture of your home. Claiming your home on Pearl lets you review and correct what's on file so its performance is represented accurately.
If You're Buying: Know What You're Actually Buying
An efficient-looking home isn't always an efficient-performing one. Before you buy, we look past appearance at:
- Actual utility costs and usage history
- Solar: owned or leased, system age, production, and any transfer terms
- Battery storage, HVAC age and condition, insulation, windows and water heating
- Indoor air quality, ventilation and moisture
- Documented upgrades, permits and warranties
You get a clearer picture of monthly ownership costs and what the home will be like to live in.
For Real Estate Agents
Identifying, valuing and marketing high-performance features is a specialty, and I'm glad to share what I've learned. If you have a listing with solar, batteries or major efficiency upgrades, or a buyer asking about them, let's talk about referral or co-listing options.
For Appraisers and Lenders
Appraisals work best when the features are documented, the comparable data is organized and the property type is flagged at the start. I provide organized documentation for every home I list so the appraiser can see what's there, and I welcome questions from appraisers working on high-performance properties.

Frequently Asked Questions
What is a high-performance home?
A high-performance home is designed or improved to operate efficiently while providing greater comfort, health, safety, resilience and energy performance. Features can include efficient HVAC, insulation, solar, battery storage, improved indoor air quality, water efficiency and smart-home technology.
Why isn't my solar and efficiency investment showing up in my home's value?
Often it is because the features aren't visible. Public records can be outdated, photos don't show insulation or air quality, and many agents and appraisers haven't been trained to identify and value these features. Documenting the features and presenting them clearly gives buyers, lenders and appraisers something concrete to evaluate.
Do appraisers give credit for energy-efficient and high-performance features?
Appraisers rely on documentation and market data. Many have limited experience with high-performance features, so organized documentation and comparable information help. Results vary by property and market, and no outcome is guaranteed.
Does Pearl Certification increase a home's sale price?
A 2022 appraiser-led study funded by Pearl Certification found an average premium of about 4.7 percent for certified homes that were marketed as certified in four markets outside California, with individual results from 0 to 16 percent. It shows that visibility matters, not that any specific home will sell for more.
What is a PearlScore and how do I claim my home?
PearlScore is a home performance rating that looks at safety, comfort, operations, resilience and energy. Homeowners can claim their home at pearlscore.com to review and correct the information on file.
What features should I document before selling?
Gather invoices, permits and warranties for solar, batteries, HVAC, insulation, windows, water heating, EV charging and smart-home systems, along with solar production data and recent utility bills. A home performance assessment or Pearl report can add third-party verification.
Does it matter if my solar is owned or leased?
Yes. Ownership, system age, remaining financing or lease terms, production history and transferability can all affect how buyers, lenders and appraisers treat solar. Gather the contract and production data early.
What should buyers verify before buying an energy-efficient home?
Look beyond visible upgrades. Check utility costs, solar ownership and terms, battery and HVAC condition, insulation, windows, indoor air quality, maintenance needs and documentation of improvements.
