Every solar listing needs this...

by Alisa Morrison

If a home is marketed with solar, the numbers should be in the listing AND the MLS.

I recently asked about a home advertised with leased solar. I wanted to know the system size and how much it produces. The answer I got was the monthly fee and the install date and "I do not know that information and neither do my sellers."  Say WHAT??

That’s not good enough. Solar is a headline feature, and a leased or financed system is a financial obligation that transfers to the next owner. Buyers deserve the facts, and listing agents are responsible for providing them.

Every solar listing should include:

☀️ System size (kW) and panel count
⚡ Annual production (kWh)
📄 Owned or leased. If leased: monthly payment, escalator, and term
🔄 The leasing company’s transfer requirements
📅 Install date and warranty details

Sellers: if your home has solar, gather this information before you list. The lease or sales agreement and the monitoring app have all of it. Homes with clear documentation sell with fewer surprises and fewer delays. And it's a required disclosure as part of the sale.

Listing agents: if you’re promoting solar, you should be able to explain it to a buyer. If you can’t, get the documents from your sellers before it goes live or work with a professional who can help you through the process.

Solar is only a selling point when buyers can see what it’s worth. That’s what Making Value Visible means to me.
