What to know about selling a home with Solar
Selling a Home With Solar: What Every Seller Should Know
Quick answer: Solar can help a home sell for more and faster, but only if the system is documented, and only if you know how it is owned. An owned system is an asset. A leased system or a PACE loan has to be disclosed and handled correctly at closing. The sellers who get the most value are the ones who show buyers the numbers instead of just saying "it has solar."
I'm Alisa Morrison, a REALTOR® with 17 years of experience and a specialty in energy-efficient and high-performance homes in Temecula, San Diego, and North County. Here is how I prepare a solar home for sale.
1. Find out how your system is owned
This is the first question, because it changes everything.
- Owned outright or paid off: It is part of the home and usually adds to value.
- Financed with a solar loan: The loan has to be paid off at closing or assumed, depending on the lender's terms.
- Leased or under a power purchase agreement (PPA): The buyer must qualify for and agree to take over the contract, which can slow or stop a sale if it is not handled early.
- PACE assessment: This is repaid through property taxes and shows up in title. Lenders have specific rules about it.
What to do: Pull your contract now, before you list, and call the solar company to ask about their transfer process and timeline.
2. Gather the documents buyers and appraisers want
- Permits and the final inspection sign-off
- Utility permission to operate (PTO)
- Panel and inverter specs, installation date, and warranties
- 12 to 24 months of production data and electric bills
- Your rate plan and net metering status
If your system was interconnected under an older net metering plan, that status generally stays with the home for a limited period, and it can be a real selling point. Confirm the details with your utility, because the rules differ from the newer net billing structure.
3. Show the value in numbers
Buyers in Southern California worry about electric bills. A home with a documented history of low bills is easier to price and easier to sell. A simple one-page summary showing system size, annual production, and typical monthly bills works better than a line in the listing description.
This is what Making Value Visible means to me. I work with Pearl Certification to document and market a home's performance features, so the efficiency you paid for shows up in the listing, in the marketing, and in front of the appraiser.
4. Help the appraiser
Appraisers need comparable sales and evidence to credit solar. Give them the system size, age, ownership status, and documented savings. Ask your agent to include green-feature information in the MLS listing so it is on record.
5. Check the roof
Solar and roofs are connected. If the roof is old, buyers will ask whether the panels have to be removed and reinstalled. Have the roof warranty and any recent inspection ready.
6. Disclose accurately
Disclose the ownership type, any loan, lease, or assessment, and any known issues. Accurate disclosure protects you and prevents deals from falling apart late.
This is general information, not legal or tax advice. Talk to your solar provider, lender, and tax professional about your situation.
Frequently asked questions
Does solar increase home value in California?
It often does when the system is owned and well documented, but the amount depends on system size, age, and the local market. Documentation is what lets buyers and appraisers give credit for it.
Can I sell a house with leased solar panels?
Yes. The buyer usually has to qualify for the lease or PPA and agree to assume it, so start the transfer process with the solar company before you list.
What happens to my solar loan when I sell?
It is usually paid off from the sale proceeds at closing, or in some cases assumed by the buyer if the lender allows it.
Should I remove the panels before selling?
Usually not. Removal costs money and can damage the roof, and a documented system is a selling point.
